Located in the Gaslamp Quarter of downtown San Diego, the Andaz San Diego is a historical single room occupancy hotel that was transformed into a luxurious 159-room boutique hotel. Amenities include a 225-seat fine dining restaurant, a 3-level nightclub, 10,000 SF of flexible meeting space, and a 17,000 SF rooftop with a pool that features a removable dance floor on top of the pool, bar, and sultry lounge, and sundeck. TSA took this $48 million project over from another contractor and was able to correct the deficiencies of the previous contractor while completing the project ahead of schedule. Location | San.

This 14,488 SF project for Delawie consisted of tenant improvements to an existing 2-story office building and includes new open office areas, multiple conference rooms, break room area, IT room, restrooms, and storage areas. San Diego Science Center

Redeveloped the former Mission Bay Hospital into an incubator generic lab configuration, totaling 105,000 SF. The design-build project involved complete interior demolition of the 3-story hospital and rebuilding the space into laboratories and offices on all floors. In addition, a 16,000 SF contract vivarium was developed on the first floor with full cage wash and autoclave. The project included all new HVAC, plumbing and electrical systems. TSA was successful in value engineering the budget of this project from an early amount of $14 million to a final contract amount of $11.75 million. The project consisted of 68,000 SF of tenant improvements in an existing three-story, steel structure shell with subterranean parking. The scope of work included offices and laboratories including a 10,000 SF vivarium with holding and procedure rooms, cage washer, and glass washer. Modified 38,000 SF of warm shell to laboratory and office space. Construction included new chemical, biology, and state-of-the-art robotics laboratories, as well as 8,000 SF of office space. Shell structural upgrades were added to support a steel platform with three new Pace rooftop air handling units totaling 60,000 cfm. The project also included building a new 2,500 SF central plant complete with chillers, emergency generator, steam boilers, DI skid, LN2/CO2 tanks and various laboratory support systems. The scope of work included demolition of a 2-story warehouse and building a state-of-the-art facility. Encompassed Kilo laboratories with Class 10,000 suites, a Class 1000 area, multiple chemical fume hoods, lab support and general administration space. Design-build of a 30,000 SF research and development facility for high-voltage radio frequency and plasma physics research. The project included providing infrastructure to support 20 megawatts of power usage. Magnetic fields generated from Archimedes’ experiments required extensive use of non-ferrous material and other exotic materials. The building shell and roof structure were modified to accommodate bridge cranes and height requirements for equipment.
